Networking for estates and multi-tenant properties: lessons from the field
A residential estate isn't one network project, it's dozens running at once — access control at every gate, CCTV across common areas, and connectivity for a management office that all need to work independently and together.
Estate and multi-tenant property networks look deceptively similar to a standard office install until you account for scale and independence. A single office network serves one tenant with one set of priorities. An estate network has to serve a management office, security personnel, access control at multiple gates, and increasingly, connectivity infrastructure that individual residents or tenants rely on — all on infrastructure that has to keep running even when one segment fails.
Segmentation is the whole design, not an add-on
Access control systems, CCTV, the management office's business network and any resident-facing connectivity need to sit on properly separated VLANs. Without that separation, a fault or compromise in one area of the estate can take down access control at a gate on the other side of the property — which on a residential estate is a physical security failure, not just an IT inconvenience.
Physical distances change the cabling conversation
Estate networks routinely span distances that make copper cabling impractical between buildings or gate points. Fibre backbone links between distribution points are usually the right call for anything beyond about 90 to 100 metres, both for signal integrity and to avoid the lightning-induced damage that copper runs are prone to across open ground.
Redundancy at the gate matters more than redundancy in the office
A failed internet connection at a head office is an inconvenience. A failed connection at an access-controlled gate, if the system isn't designed with local fallback, can mean residents unable to enter or exit their own estate. We design gate and access control systems with local processing and fail-safe behaviour, so a WAN outage degrades gracefully rather than locking the gate down entirely.
Maintenance access without compromising the whole network
Estates typically involve multiple contractors and service providers needing occasional network access — CCTV maintenance, access control vendors, ISPs. We set up scoped, time-limited access for third parties so maintenance work never requires handing over broad access to the underlying network.
